    Job Description

    A dynamic opportunity has emerged for an experienced In-House Commercial Property Lawyer specializing in Landlord and Tenant matters to join a respected business with a rich heritage dating back to the early 1900s. Our expanding legal team, currently comprising two skilled professionals, is looking for a talented Commercial Property Lawyer with a minimum of 5 years of post-qualification experience (PQE) to support the Group Legal Estates Director and deliver strategic legal guidance to the Board.

    In this role, you will expertly address business needs by facilitating the acquisition of new sites on favorable terms while effectively managing the disposal costs associated with closed branches. This position offers flexible working arrangements, allowing you to be based in Essex or work entirely remotely.

    Key Responsibilities:

    • Serve as the primary legal advisor for the Group’s property portfolio, including the negotiation, renewal, and management of commercial leases, as well as the transfer of existing leases.
    • Handle applications for consent related to assignment, under-letting, or alterations, and manage lease variations, surrenders, and settlement agreements.
    • Oversee the acquisition and disposal of various commercial properties, ensuring the execution of options, conditional contracts, pre-emption agreements, and confidentiality agreements.
    • Manage and execute wayleave agreements, deeds of easements, car parking licenses, and assured shorthold tenancies.
    • Collaborate with the Group Estates Director to manage portfolio-related lease, legal, and maintenance issues.
    • Take ownership of property acquisitions and disposals, ensuring alignment with Board directives.
    • Act promptly on instructions to minimize costs and dilapidation liabilities for closed branches.
    • Address inquiries regarding business rates, service charges, and insurance invoices to maintain financial clarity.
    • Stay updated on legislative changes to ensure compliance and mitigate risk.
